If you plan to arrive early to avoid traffic, please be prepared to enjoy your day at the beach. Do not bring food requiring refrigeration or purchase groceries until after you receive your keys. ALL PROPERTY DESCRIPTIONS WILL SPECIFY BOTH THE RENTAL RATES AND RENTAL SEASON DATES. RESERVATIONS: Reservations can be made by calling us toll free at 800-276-7478, or 252-261-2186, by faxing us at 252-261-5773, by visiting our web site at www.wpmobx.com 24 hours per day, 7 days per week, or by sending us an email at vacations@wpmobx.com. We are open 7 days per week from 9:00a.m. to 5:00 p.m., extended to 6:00 p.m. on Saturdays and Sundays during the summer months. Wright Property Management is employed as the Agent for the property owner. CONFIRMATION: Once you place a reservation by phone, email or fax, we will forward a Vacation Rental Agreement for electronic signature by email unless other arrangements are necessary. Your down payment (50%) is due within 10 days of the date the Vacation Rental Agreement was created unless your arrival date is less than 30 days away, and then special arrangements will be necessary. Acceptable forms of payment are cash, check, money order, certified check or traveler’s checks in US funds. Payments can be made using a credit card (MasterCard, Visa or Discover) for all tenant payments through a third party processing center, VacationRentPayment.com, who will assess the Tenant a nominal fee for this service. A signed Vacation Rental Agreement must be returned with the advance payment in order for the reservation to be confirmed. All unconfirmed reservations are cancelled automatically if not paid when due without notice. The down payment includes half of the rent, half of the sales, use and occupancy tax, the optional All Seasons Travel Plan, the $60 Reservation Fee, (plus applicable tax), and the optional $55 Accidental Rental Damage Insurance , if the property you reserved charges a Security Deposit. The Accidental Damage Insurance is offered in lieu of paying the refundable Security Deposit with your final payment. If you choose not to purchase the Accidental Damage Insurance, you will be responsible for paying the Security Deposit listed with your final payment. The Reservation Fee, Accidental Damage Insurance, All Seasons Travel Plan and the Pet Fee if applicable are non-refundable. For more specifics concerning the All Seasons Travel Plan and/or the Accidental Rental Damage Insurance, please continue to read the specific paragraphs that follow outlining these programs. Please make checks payable to: WPM or Wright Property Management, 3719 N. Croatan Highway, Kitty Hawk, NC 27949. BALANCE DUE: The balance of the rent and tax, plus the Refundable Security Deposit and non-refundable pet fee if applicable will be due 30 days prior to your arrival date. Payments can be made using a credit card (MasterCard, Visa or Discover) for all Tenant payments through a third party processing center, VacationRentPayment.com, who will assess Tenant a nominal fee for this service. We cannot accept a personal check if we do not have 30 days for it to clear prior to your arrival date. If we do not have time for a personal check to clear (30 days), payment must be made with cash, certified check, traveler’s check, money order or credit card. Any reservations made within 30 days of the arrival date must be paid in full using acceptable forms of payment. Agent reserves the right to amend the tax rate if and when the proposed increase goes into effect. Therefore, the balance due listed in this agreement may increase and if so, tenant will be advised by mail or email. LATE ARRIVAL: We will be happy to leave a packet containing keys and directions to properties for any of our guests arriving after our office is closed, provided that they have paid their balance in full and have submitted a signed Vacation Rental Agreement for that rental period to us prior to arrival. Failure to return a signed Vacation Rental Agreement prior to arrival may result in denied entry to the property. The packet will be located in the late box next to the front door of our office. We ask that you please return between 9 a.m. and 10 a.m. the following morning to complete your check-in procedure after a late arrival and pay your CASH key deposit. CHECK-IN REQUIREMENTS: You must come to our office on check-in day to obtain the keys and directions to the unit. Please feel free to use our drive-thru window for check-in provided you have received a check in certificate. This certificate will be sent to you once your account is paid in full. You may NOT occupy the property without first checking in at the WPM office. This includes driveways, yards and outside showers. Please notify WPM by phone of any cleaning problems within 1 hour of arrival. For those guests who arrive after office hours, please contact the WPM office before 10am the next morning. If we are not notified within 24 hours of your arrival, we will consider that everything was found to your satisfaction. FAMILY GROUPS ONLY: Properties are rented to family groups only. NO SINGLES GROUPS, SCHOOL GROUPS, CHAPERONED GROUPS, UNCHAPERONED GROUPS, SORORITIES OR FRATERNITIES WILL BE ACCEPTED. If a non-family group is found occupying a property, the Vacation Rental Agreement will terminate at that time and immediate eviction will occur in accordance with the North Carolina Vacation Rental Expeditious Eviction Laws. Any misrepresentations made when making the reservation will result in denial of entry at check-in and all monies paid may be forfeited. If you have any questions concerning this policy, please contact our office for a further explanation to avoid any problems. OCCUPANCY: Our occupancy limits are determined by our local Health Department due to the fact that our properties are serviced by septic systems, and these limits are strictly enforced. The maximum occupancy will be listed on the Vacation Rental Agreement, and this includes children, except infants in cribs. The website and rental agreement will also set forth the permitted number of parking space at each property. PARTIAL WEEK RESERVATIONS: Many of our properties permit partial week stays prior to May 1 or after October 1 based on a 3 or 4 night minimum. You can book many of these stays in advance for stays during those dates with the exception of holidays. If you are considering a partial week stay between May 1 and October 1, you’ll need to contact us by phone or email 7 days prior to your arrival. It may not be possible to break up two rental weeks. Please call or email us for pricing and additional information. In addition to the rate quoted plus the applicable NC sales, use and occupancy tax, a partial week rental will carry a total Reservation Fee of $75 plus the applicable tax. ADVANCE RESERVATIONS: You can make a non-binding Advance Reservation for the same property and the same week for the following year. To make a non-binding Advance Reservation, just give our office a call during your stay or let us know at check out. Each Guest can place a non-binding Advance Reservation for the following year up until 30 days after your departure. If you do not contact us within 30 days from your departure date, your option to make a non-binding Advance Reservation will expire and your week(s) will be available to the public to anyone who wishes to make a non-binding Advance Reservation. We will send you a Vacation Rental Agreement during the month of October with instructions for completion and it will set forth the down payment requirement. Then all you will need to do is pay the rental balance 30 days prior to your arrival and you’re all set. If you are planning on an early checkout, please give our office a call to make arrangements for your Advance Reservation. KEY DEPOSIT: A CASH key deposit of $10 for two sets of keys is required at check-in and will be refunded provided that the tenant vacates at 10 a.m. and returns the keys to the WPM office by 11 a.m. on the day of departure. If you decide to check out while the WPM office is closed, you can either electronically check out from the property by phone or you may put your keys in the late box, which is located next to the front door of our office and your key deposit would be mailed back to you. If you wish to apply your key deposit to your Advance Reservation fee, please call our office prior to your departure. Failure to check out on time or failure to return keys by 11 a.m. will result in forfeiture of the key deposit as well as a possible charge for additional rent deductions from your Security Deposit. CANCELLATIONS AND TRANSFERS: Cancellation of a confirmed reservation shall be subject to an administrative fee of $125. The cancellation (administrative) fee is payable to WPM to cover the expenses of rebooking the property and the additional paper work involved. WPM must be notified in writing of a cancellation or transfer. A last minute cancellation will be accepted by phone but must be followed by a letter. If a transfer is made from one property to another or a cancellation is made, the advance payment on the original property will be held until that property is re-rented. If the cancelled period is not re-rented, all monies received will be forfeited. Every effort will be made to re-rent after a cancellation. If a Tenant wishes to transfers their reservation from one week to another within the same property, approval of the Owner must be obtained prior to doing so. If permitted, an administrative fee of $75 (plus the applicable tax) will be assessed to the Tenant and is payable to the Agent to cover the expense of re-renting the original reservation. All cancellation and transfer fees are due to WPM in the form of cash, certified check, traveler’s check, money order or credit card or will be deducted from any advance rents received. Reservation Fees, Non-refundable Pet Fees, Travel Protection Plan and Damage Insurance costs are non-refundable in the case of cancellation. Travel Protection Plan is available and highly recommended. REFUNDS: No refunds will be made due to unfavorable weather, maintenance problems, inoperable appliances, faulty equipment, disruption of utility services or early departure due to an emergency. All SEASONS TRAVEL PLAN provided by Travel Guard: Optional Trip Insurance coverage is offered on all lease agreements. Insurance includes coverage for medical emergencies and cancellation insurance for a mandatory evacuation. This insurance covers the rental rate, reservation fee and taxes paid for the home you reserve. Additional information regarding the travel insurance is available at www.wpmobx.com The total cost is included in your initial balance due, but you may decline the All Seasons Travel Plan by initialing the specified area on your lease agreement. The initial balance due would then be the amount indicated on your lease, less the exact cost of this coverage (also indicated on your lease). We strongly urge you to purchase the All Seasons Travel Plan to cover your vacation investment, as no refunds will be offered, even in the case of a mandatory evacuation. A description of coverage is available for you to download from our website at www.wpmobx.com or contact us and we’ll be happy to forward this to you by first class mail, fax or email for you to you for your review. PETS: Most rental properties do not allow pets in the units or on the property. This also applies to visitors’ pets as well as your own. Upon making a reservation for a property that allows pets, the Non-refundable Pet Fee of $100 plus the applicable tax will automatically be included in your total reservation cost and will be listed on the Vacation Rental Agreement. The non-refundable fee will be due in your final payment. You must also sign in the space provided on the Vacation Rental Agreement indicating you will be bringing a pet and indicate the number and type of pet(s) that you will be bringing. Pet Owner’s or Lessee’s are financially responsible for damages caused by their pets. PETS FOUND IN PROPERTIES THAT DO NOT PERMIT PETS IS CAUSE FOR IMMEDIATE TERMINATION OF THE TENANCY AND EVICTION WILL OCCUR AT THAT TIME WITH NO REFUND. Please declare all pets. (Maximum 2 pets, and no exotic pets or cats please.) MESSAGES/MAIL: Messages and mail may be received through and picked up at our office. WE DO NOT DELIVER MESSAGES OR MAIL, except in cases of extreme emergency (serious illness, accident or death). Emergency calls after hours should be directed to the Dare County Sheriff’s Department (252-473-3481). Be sure to leave the name of our firm and the name, number, phone number and address of your property with someone who might need to reach you. You will receive the phone number of your rental property to leave with friends or relatives once you have paid in full. TELEPHONES: All telephones in the properties may be used for local calls within Dare County (202, 207, 255, 256, 261, 441, 449, 480, 473 or 475 exchanges) or Currituck County (453 and 491 exchanges) without additional charges. Please make sure that any long distance calls are charged to your calling card or made as reverse charge calls. You will be responsible for any charges made during your stay according to your Vacation Rental Agreement. Some properties are equipped with a modem jack to accommodate your fax or computer. If provided, this amenity will be listed in the property description of the WPM rental brochure or on the WPM web site. PROVIDED EQUIPMENT: All properties are equipped with refrigerators, stoves and microwaves and are furnished with dishes, glasses, eating and cooking utensils, coffee pot, toaster, can opener, mattress pads, bedspreads and pillows. Each property is privately owned and furnished to reflect the tastes of the owner. Items advertised in the property descriptions can be found in the property. If an item is not listed in the description, it will not be provided in the property. Every effort has been made to insure the accuracy of these property descriptions. Wright Property Management cannot be responsible for statistical or typographical errors or changes of equipment or furnishings made after the brochure is printed. WPM reserves the right to make any necessary changes. TELEVISIONS: All properties provide a television set and basic cable or satellite service. An advertised television, VCR or DVD is not guaranteed, and there will be no replacement issued or refund for malfunctions. TENANT RESPONSIBILITIES: We ask that each property be treated as if it were your own. Please leave the property as you found it, being sure to wash and put away all dishes, make the beds, take out the trash and vacuum. Do not rearrange the bedding or furniture. Close and lock all doors and windows, and turn off all lights. Failure of tenants to comply with all tenant responsibilities will result in tenant being charged for additional clean up and/or damages. Future reservations will require an additional Security Deposit for said tenants. SECURITY DEPOSITS: Security Deposits are due with your final balance, unless you have chosen to purchase the Accidental Damage Insurance*, provided by Travel Guard that is offered to you for $55 when you receive your Vacation Rental Agreement. A flyer pertaining to this plan will be included in your initial lease packet that you are sent with the Agreement or can be viewed on our website. For any questions concerning the Accidental Damage Insurance, please call the toll free number listed on the flyer. The Accidental Damage Insurance is offered in lieu of paying the refundable Security Deposit with your final payment. If you choose not to purchase the Accidental Damage Insurance, you will be responsible for paying the Security Deposit listed if applicable. The property will be inspected prior to your arrival and again when you vacate. The deposit is disbursed within 45 days of your departure. If a Tenant chooses to purchase the Accidental Damage Insurance, there will be no refund made after inspection. Tenants staying in units that require a Security Deposit must report damage to their unit immediately or it will be deemed that they are responsible for said damage. Security Deposits may be added to any house at Agent’s discretion. Security Deposits quoted include all sales, use and occupancy tax thereon. If Tenant uses third party processing center for payment (pays with credit card) to pay Security Deposit, said deposit will be refunded by Agent in the form of a check to be sent by first class mail. *=The policy will contain reductions. Limitations, exclusions and termination provisions. Full details of coverage are contained in the policy. If there are any conflicts between the contents of this document and the policy (form series T20227NUFIC), the policy will govern in all cases. Insurance underwritten by National Union Fire Insurance Company of Pittsburgh, PA with its principal place of business in New York, NY. Coverage may not be available in all states. WHAT YOU NEED TO BRING: Tenants leasing any vacation properties must provide their own bed linens, towels, hangers, paper products and soap products to be used during their stay. WPM has Special Linen Packages available for rent and the prices are listed in the property descriptions. Prices do not include the applicable tax. If you have selected a property in our brochure but wish to see interior pictures, just input the KEY number in the box to view by KEY NUMBER. For a more precise search, complete the following steps. Step 1. Input your "rate-type". Most famlies are looking for a weekly rental that would start on either a Saturday or a Sunday. Step 2. Select the dat or week that you would like to rent.
